 Apartment or Independent Home or Farm House

Which one I have to rent in the United States?

Apartment: 

You Need to lease 1 year or 6 months minimum.

Choose the apartment in good school rating area if you have kids.

Month to month lease: Many Apartments will let you after one year lease completed. But you need to pay more 

Community around you. You can socialize more.

Children play area, swimming pool etc available.

Apartment company will take care if there are any problems in house.

Just you need to pay utilities as defined. In a way, you will pay much in the range.

If you have to break lease, You need to pay as per the terms and conditions.

You must look at the crime rate in that apartment before signing the lease.

If apartment company is not good, then your complaints will not be resolved faster.


Independent home:


Normally lease for 1 year.  No month to month possibility.

Choose the house in good school rating area if you have kids.

You must study lease terms and conditions properly.

Renew and get signed lease immediately after your lease expired. 

This will protect you from owners. Otherwise owners can give you one month notice and ask you to vacate if they want to sell. It will put you and your family in great distress.

Check all the utilities provided working properly or not.

Record at the time of lease and get signed by the owner if there are any problems.

Take the history of water bill, gas bill, electricity bill average per month before signing lease. You will not suddenly end up paying $500 for your electricity bill.

Read and understand lease terms and conditions properly. Some owners want only check or cashier check. Online transfer not accepted. I prefer online transfer. I can schedule from my account every month.

Some owners will come uninvited and take fruits or vegetables in that house being you are tenant. As per the law it is not permitted.

Owner can't enter without your permission.

Check fridge, washer and dryer in home or not. Otherwise you need to buy and later need to take them with you to next home. It's not worth.


Farm House:

Cozy and big area. No body can enter. It is private property.

You are missing social living.

You don't have disturbance or neighbors complaints.

Check where from water come for the house utilization. If it is from the well, there might be electricity consumption continuously.  Water need to be pumped into the house. YOU NEED TO PAY EXTRA ELECTRICITY BILL APART FROM NORMAL ELECTRICITY BILL.

Check is it PROPANE gas utilized for water heater to shower and house heating system? YOU NEED TO PAY A LOT. Propane is expensive. One filling of Propane gas can cost you $600. It will work for a month in winter.

Understand owner lease terms and conditions. Some owners don't want to extend lease for long-term. If you plan to stay long time it's not possible.

MOST REQUIRED: Internet

Some Farm houses will not have XFINITY or other service providers access. You will get satellite very low speed internet. You will end up paying too much. 

Farm house is open for animals and creatures. Flys, cockroach, rats, rabbits and others will disturb you a lot. 

Farm house need to have proper insulations to prevent entry of these. Ex: Garage door have small hole. Many friends will enter from there. BE READY


In addition to all the stated above here are the most necessary things to look for.

How much distance you need to go for grocery stores (ex: Walmart), restaurants, movie theaters and other necessities?

If your kids go to school, How far is the school?

Good luck. Finding suitable accommodation is most important aspect.

    1. What is the monthly rent? How much is the electricity bill, Utility bills?
    2. How much is the annual rent increase?
    3. If your home is owned by a person, Owners are tricky when you exit home. They charge for cleaning the home, blinds, nails on the walls, paint loss even there is very minor imperfections. They want more money by any means. You should not be a victim for the fines. You always have City council and small court laws. California Tenant have lots of rights and protection.
    In California, landlords generally cannot fine tenants unless it's explicitly allowed in the lease agreement. Even if a lease clause exists, fines must be reasonable and not excessive. Tenants can take legal action, including small claims court, if they believe they have been unfairly fined or are facing unlawful fines.
